ATLAS GUIDE · PURCHASE CASH CALENDAR

How to read a preconstruction payment plan in the DR

Read a Dominican Republic preconstruction payment plan: reservation, down payment, construction installments, delivery balance and cash-calendar questions.

Read the introduction

A payment plan explains when the money must be available, as well as the property price. Before comparing installments, request the complete schedule for the specific unit. This guide helps you organize dates, currency and conditions without assuming every project follows the same payment structure.

01

What should a payment plan show?

Request the amount, date or payment trigger, currency and recipient for each outlay. Distinguish reservation, down payment, construction installments and delivery balance according to the proposal. Ask which payments are credited against others and whether any additional items sit outside the price.

Read the details

A phrase such as “flexible down payment” is not a full schedule. Obtain the version for your unit and make it available to the professionals reviewing the transaction. Keep its issue date, since a price change or discount may affect both amounts and their distribution across the purchase period.

02

How should you compare installments with available cash?

Build a monthly calendar that combines property payments with personal commitments. Add closing and furnishing expenses when you expect them to be paid. The purpose is to identify overlaps: several individually manageable obligations can fall due in the same month.

Read the details

In a hypothetical exercise, a USD 2,000 installment and USD 1,000 of equipment purchases in one month require USD 3,000 before other expenses. These numbers explain the method and are not project terms. Replace them with your written proposal and distinguish money already available from income that has not yet been received.

03

Does a smaller down payment make a purchase easier?

It may reduce the outlay at one stage and move more money to another. Compare the entire schedule, particularly the expected delivery balance. Two proposals cannot be assessed by a single installment if their due dates or included items differ.

QuestionInformation to request
What is due now?Reservation and down payment, including any credits between them
What is due during construction?Amounts, dates and number of installments
What remains at delivery?Balance and the event that makes it due
What is outside the price?Additional items and separate transaction expenses
04

What should you ask about changes, delays and financing?

Review the written conditions for a delivery change, a requested installment adjustment or cancellation. Ask how changes are communicated and who can confirm them. A commercial explanation can guide the discussion, but the documents should clearly express the terms you are being asked to accept.

If you intend to finance the remaining balance, separately discuss requirements, currency and assessment with the lender you select. Do not assume future approval or replace an unpaid amount with a loan installment that has not been agreed. Pro Consumidor contract information is a reference for questions to your professional.

05

How do you keep a useful record after each payment?

Retain the receipt, payment date, currency, unit reference and recipient confirmation. Update the remaining balance against the same schedule. If the figures do not agree, ask for a written reconciliation rather than assuming the money has already been applied correctly.

  • Current schedule and the offer for the exact unit.
  • Record of completed payments and the balance they reduce.
  • Upcoming due dates and unconfirmed additional expenses.
  • Open contractual questions and the person answering each.
  • A separate record of any agreed change to the schedule.

Common questions

Do all projects use the same installments?

Do not assume they do. Use the schedule attached to the actual proposal and confirm how reservation, down payment and balance are linked.

Does a new delivery date automatically change when payment is due?

Check the written payment trigger and clarify any ambiguity before planning the transfer.
