ATLAS GUIDE · TOTAL PURCHASE BUDGET

Property purchase costs in the Dominican Republic

Build a complete Dominican Republic property budget: purchase price, closing items, furnishing and ongoing expenses, with a practical verification checklist.

Read the introduction

A property price is the starting point of a purchase budget. To understand the money you need, separate the unit price, items that may apply at closing and the expenses of preparing and using the home. This guide provides a working structure for collecting actual figures before making a commitment.

01

What is the difference between price and total cost?

Price is the agreed amount for the purchase. Total cost also includes items outside that price and expenses needed for your intended use. Offers may include different specifications, so ask about parking, appliances, finishes, furnishings and service connections rather than assuming a standard package.

Read the details

Start with the written offer for the exact unit. Record its date, currency and validity, then identify each additional item. If a reservation payment is credited towards the down payment, record it as part of that payment rather than an increase in price. Otherwise, the same cash can appear twice and distort your comparison.

02

How should you organize the money you will need?

Use three groups: purchase and closing, preparing the home and ongoing operation. This distinguishes one-time outlays from recurring expenses. Keep a separate line for amounts awaiting confirmation; a blank field does not mean the expense is zero.

StageItems to ask aboutWhere to verify them
Purchase and closingPrice, additions, professional fees and applicable taxesWritten offer and professional review
Preparing the homeFurniture, equipment and setupSupplier quotations
Ongoing operationMaintenance, utilities, insurance and managementRules and service proposals
03

How should you handle legal and transfer-related costs?

Ask the professionals reviewing your transaction for an itemized list, the calculation basis and the party responsible for each amount. DGII property transfer information provides an official reference for that discussion. A figure mentioned by another buyer should not automatically become the rule for your purchase.

Read the details

If a proposal mentions an exemption or benefit, request the supporting document and confirm its scope for the unit and purchaser. Leave the amount marked as unconfirmed until you have an applicable answer. This guide does not assign tax rates or decide what tax treatment applies to your circumstances.

04

How can you compare quotations in different currencies?

Keep each amount in its original currency and add a comparison column in your reference currency. Include the calculation date and estimated transfer charges. Refresh the comparison when a quotation changes; avoid combining a property price from one date with expense estimates from another.

Read the details

Compare the same outcome: a home prepared for your intended use, including the additions you actually need. An unfurnished unit and an equipped home cannot be compared by advertised price alone. Request missing quotations before concluding that one alternative costs less overall.

05

What should you check before treating a budget as complete?

Review payment dates as well as the total. An expense that seems manageable over a year may fall due alongside the delivery balance and require more available cash that month. A purchase budget planner helps organize the information; actual amounts must come from the transaction documents and current quotations.

  • Every item has a source, date and currency.
  • Payments credited against the price are not counted twice.
  • Unconfirmed costs remain visible rather than being treated as included.
  • Ongoing expenses match living, renting or seasonal personal use.
  • Amounts due together are shown together on the cash calendar.

Common questions

Is a reservation payment always an extra cost?

That depends on the terms. Ask whether it is credited against the price or down payment and how it is documented. Do not count it twice.

Can I build a budget before choosing a project?

Yes, as a working structure. Keep unknown amounts marked as unconfirmed and complete the entries when you receive an actual proposal.
